This scheme in Liverpool City Centre consists of the full refurbishment and conversion of four floors of commercial offices into eight luxury high specification apartments. The works situated at the junction of Water Street and Castle Street, have been undertaken above live retail units, including the new ‘Mowgli’ restaurant which has a high footfall of visitors in and out of the building.
As such, health and safety and a fully extensive logistics plan have been at the forefront of the project. The completed scheme comprises of luxury living accommodation with two duplex units. The building, which is Grade II* Listed has had a full external refurbishment to the stone facia along with a full reroofing and upgrading of the existing lead roof.
The project has posed many logistical challenges due to its location, and as such our team have focused a key element of their approach on clear segregation, clear signage, and protection of the scaffolding. There was no external space for welfare or storage so space has had to be maximised within the building to create such facilities.
Our liaison and communication with the restaurants below the works was critical to the success of the project. We have committed to our promise of them having full uninterrupted access to their properties throughout the works. We further created a bespoke combined temporary fire plan to be implemented, again maximising the health and safety of the works. During pre-construction, we worked closely with the client to create significant savings. An example of this was refurbishing the existing lift, and incorporating that into the new build works, rather than fully replacing it.
